September 2018 was a busy month for home sales in Ashburn (20148), VA with 73 homes closing vs 62 in September of 2017, we are still having a strong market.

We still have very limited supply of homes only 158 active listings in Ashburn (20148), VA verses the average which is around 229 homes.  Low supply of homes is a sign to Sellers that it is a good time to sell your home with limited competition and low number of days on market.’

As I am preparing to send Madison to Kindergarten on Thursday it go me thinking about traditions around the first day of school.  In 3 years Brayden will be going and I want to make sure we do something special for her and him.  Below are the traditions that I am going to start with her, thank you to my family and friends for their suggestions.  I can’t wait to celebrate the start of school.

1. First Day Of School Picture – A great way to remember the first day of school is taking a picture either on your front steps or at your child’s school entrance sign. I am taking Madison’s picture for the first day of school with her sign on our front porch.  The talented Melissa at Bugbuddy Creations made my sign and I love it.  It is made of wood and I know it will come in handy for years to come. *Little tip if your bus comes early like ours and you don’t to be in a rush the first day, take the picture the weekend or evening before. 😉
2. School Years Eve Party – We will be having a party the night before to get her excited about starting school.  I was searching Pinterest for ideas and came across these cute printables.  I love the back to school interview, that is definitely a keeper for her keepsake box.  Click here to get your free copies.
3. Morning Surprise – Similar to her birthday we will be putting balloons and a sign on her door to make the early morning fun.  I want her to feel super special on her first day and have a great time.  There is nothing better than waking up to balloons when you open your door.
4. Special Breakfast – There is nothing better than starting the day with your favorite breakfast before getting on the bus.  We will be doing Madison’s favorite breakfast burritos, she isn’t much of a waffle girl.
5. Special Snack – A lot of my friends shared that they do a special snack after getting off the bus or getting home from after school care.  I will be making her favorite sugar cookies as a sweet surprise to come home to.
6. Special Dinner – I know we can’t wait to hear about her special day and she will be excited to share.  We will be taking her out for a special mommy, daddy, daughter dinner to hear all about her day.
7. Notes in Lunch Box – We are writing a few days worth of notes for Madison so we can sneak them in her lunch box.  We want her to know that we are thinking of her and wanting to send a little love to her.  My hubby and I sat down one night and wrote them out, she’s in kindergarten so the notes are pretty simple.  If you need a few ideas here are some cute ones.
8. Letter to Future – We will also be writing a letter to her to read in the future.  I will be just writing down some message and thoughts for her about her first day at school to read to her on graduation day.  I will be saving them on our cloud drive and in her memento box.
9. Special Book – The night before school we will be ready a special book all about the night before Kindergarten just to get her excited about the day to come.
10. Moms Freedom Day – First day of Kindergarten and school is a big day for not only your kids but moms and dads too. I will be celebrating this milestone with a special breakfast with my hubby.  I will also be having a special lunch with some other Kindergarten moms.  There is nothing like celebrating with friends and family, plus it will keep my mind off how sad I will be this day.
What are some of your favorite traditions?
WOW it was a crazy Spring and Summer real estate market in Loudoun Co. We had low inventory and many homes were selling before they hit the market or less than 7 days with multiple offers. Buyers were chasing after Sellers in our area to get into homes.  July and August are generally considered the worst months to still have your home on the market, we did see a slow down in the real estate market similar to years past. Most Buyers had already purchased a home and are settling in before school starts, after PSCing to the area, or summer vacation is over.  Currently, the market has slowed down a bit which is good for Buyers, we seeing less bidding wars but we are seeing less inventory in years past.  Currently there is 1.9 months of inventory in Ashburn (20148), the last 5 year average is 3.6 months of inventory.   Similar story in Aldie (20105) currently there is 3.9 months of inventory, the last 5 year average is 6 months of inventory.  We have lots of Buyers looking but limited supply of homes for them to buy.


Did you know that our area has a strong Fall market?  While Spring is always the most popular time to sell with lots of Buyers in the market there is also lots of competition for Sellers.  Fall is a great time with still lots of Buyers in the market looking to buy a home due to life events, first time home buyers, relocation, renters with leases ending and government contractors moving to the area on new contracts.  We see Buyers looking to get into a home fast before the holidays and the snow season starts.  It could be a perfect time to get top dollar for your home with limited competition from other Sellers. If you are thinking of selling in Spring 2019 perfect, I have been meeting with many Sellers in the past few weeks to lay out a plan to have them ready for the start of Spring Market.  Did you know that there are things that you can do now to get your home ready?  I have a top 10 list of things you need to do to be ready for Spring, contact me for a copy of that list.  I am often taking exterior photos in September for Spring listings to take advantage of the beautiful weather, gorgeous landscaping and green grass so the home shines in photos.  My Staging Team is also happy to set up a 6 month staging plan for your home so you are picture perfect come Spring and can take your time doing it piece by piece.
So where is the real estate market going?  It’s a mixed opinion right now.  Some experts are thinking that with interest rates rising we might see a decline in home sales, especially as prices are rising and some Buyers can’t afford homes or are taking out large mortgages to afford a home.  USA Today had an article showing that Economists think that 2020 we might see a recession like 2008. While some Economists are saying that the housing market will continue on the same trajectory for many years to come.   Another big unknown for Northern VA is if we will get the new Amazon HQ2 and if that will give our area an economic bump.  It is looking like we won’t know the fate of Amazon until the end of the year.  Don’t you wish we had a crystal ball to look into the future?
Buyers have been asking me if they should wait or buy a home now?  They don’t want to miss out on appreciation since home prices have been rising recently anywhere from 3-7% in our area, or they are afraid of buying at the height of the market with the possible threat of a looming recession.  While I can’t answer that question for them it is a personal one that is based on what is best for them now and in the future.  I think it is best to weigh all our options and talk to a few professionals to come to the best decision.  My best advice is sit down and make a 5 year plan to see what make the most sense.

It’s the time of year when children dread and parents rejoice…back to
school! It can be hard to get back into the routine and make a

Here are a few suggestions to make it go better!

Loudoun County has been having a strong year for home sales.  We are still experiencing a low supply of homes in Loudoun County cities.  What does low supply mean?  If you are selling your home it means less competition and it allows you to get top dollar for your home!  Let me show you how to sell your home fast, stress free and for TOP $!

If you are buying a home it means that there won’t be as many homes to pick from so you need a strong Real Estate Agent like myself to find homes that are coming soon or that aren’t currently on the market.  We are seeing homes that hit the market sell within a few days or before they are active.  Your agent needs to be actively searching for homes for you.  Let me help you not miss out on your dream home.

Currently in Ashburn 20148 we have 2.1 months of inventory verses the typical 3.7 months of inventory.

Currently in Ashburn 20147 we have even lower supply of homes only 1.4 months of inventory verses the typical 2.3 months of inventory.

Currently in Leesburg 20175  we have 2.2 months of inventory verses the typical 3.9 months of inventory.

Currently in Leesburg 20175  we have 2.0 months of inventory verses the typical 3.4 months of inventory.

Currently in Aldie we have 3.6  months of inventory verses the typical 6.1 months of inventory.

Over a course of a month I see many homes and attend a number of home inspections.  I think one of the biggest things that home inspectors tend to mark on a home inspection report as defective or marginal is proper drainage around a house.  I recently took a picture of a down spout that was not correct for a number of reasons according to the home inspector.

 

The Homeowner needs to add an extender to help pull the water away from the foundation.  Currently the water is just pooling down around the foundation and you can see where the ground is pulling away from the home.  You can buy extenders to correct this issue for under $10 at most home improvement stores.   Below are a few that we purchased for our home.  We had the same issue with improper drainage and water just pooling at our foundation.  With the rainy weather we have in Virginia it was one of the first things we tackled after we move in an and have added to our home maintenance check list.

 

 

The inspector also pointed out that they could eventually have issues with water coming into the basement or foundation issues because of the water just pooling at the foundation.  We had a similar issue at our home and we installed floor beds around our home to help with grading and a place for all the water to go when it’s raining.   Plants love the water and it added some extra curb appeal to our home.

 

 

Now is a great time to check the down spouts around your home to see if they need to have extenders added before Fall and Winter roll around.  If you have any questions about buying or selling a home in Northern Virginia give me a call.

I can’t believe the start of the school year is a little over a month, where has the Summer gone?   In our family we are anxiously waiting for for August 23rd to roll around so that Madison can start Kindergarten.  She reminds us daily of how many days are left until she gets to ride the school bus for the first time.  I hope that your kids are as excited as Madison is for school to start.

My kids and I love to go to local splash parks in Loudoun County during the summer.  We have a number of favorites and I have put a list together for you of our favorites!

I think are all time favorite splash park is Village of Leesburg.  I like that I can sit there and watch the kids have fun.  While playing in the water we can grab a sweet treat at Ritas to top off our day!  Oh and did I mention they have bubbles?  They have an amazing bubble machine that rains down bubbles while you splash around, super fun!  Next time you are looking for a way to stay cool in the summer check out these local splash parks.

 

The 4th of July is my favorite holiday.  I have found memories as a child with my family celebrating the 4th of July.  I grew up in a little gold mining town in California called Nevada City.  We would go up to Main Street and watch the local parade in the morning.  Later we would walk back to my Great Aunt’s house.  She always threw the best parties and for the 4th she would throw this amazing BBQ in her back yard for all her family and friends.  After the BBQ we would watch the County fireworks from my parent’s deck.  Fireworks were always amazing and still are one of my favorite parts of the 4th of July.

I now get to share my love of the holiday with my kids.  I still love fireworks and my daughter loves them as much as I do.  I have put together a few of my favorite spots in Loudoun County to see fireworks this 4th of July.  I hope you get a chance to enjoy the holiday and the fireworks like me and my family will.  Happy 4th of July!
